Credit score requirements are per each individual Property Owner/Landlord. Please call or text Rustie Ames at 352-210-8907 for the credit score requirement of the property you are applying for.

After you have completed the application, the system will alert me that PART 1 of the application has been submitted.

PART 2: A invoice from Square will be emailed to you for the non-refundable application fee. Pay the non-refundable application fee through the invoice. You can text or call Rustie Ames at 352-210-8907. You may also pay by check or money order. You will need to bring your check or money order to Deen Lancaster Realty, Inc., 109 E Wade Street, Trenton, FL 32693. Checks and money orders are made payable to Rustie Ames, P.A.

Each Applicant must pay a $50.00 Non-refundable Application Fee.

PART 3. Once PART 2 has been processed, you will receive another email from LandlordStation asking for permission to release your reports to me. I can only receive the reports by you giving permission.

Once I have the reports along with the driver license and income documents, I can review with the Landlord/Owner.

IF you have a pet/animal there is an additional $25 per pet non-refundable pet application fee. IF pets/animals are permitted, there is a $500 non-refundable pet/animal fee up to 2 pets/animals. More than 2 pets/animals must be approved by the Owner and additional pet/animal fee may be required.

MISREPRESENTATION OF APPLICATION

TENANCY WILL BE DENIED if any information is misrepresented on this application. If misrepresentations are found after the rental agreement is signed, your rental agreement will be terminated. This is to advise that I the undersigned hereby authorize Rustie Ames, Licensed Real Estate Associate with Deen Lancaster Realty, Inc. the person or firm to whom my application has been submitted, to obtain a consumer credit report, to conduct a criminal record search, an eviction search and to make any other inquiries as deemed necessary in determining eligibility for tenancy and assessing credit worthiness. I understand that the information set out in the rental application form may be used for purposes of responding to emergencies, ensuring the orderly management of the tenancy, complying with legal requirements and for collection purposes should rent be left owing or rental property damaged at termination of lease or end of tenancy. I have also received a copy of the FCRA Summary of Rights and understand its contents.

Rustie Ames, Licensed Real Estate Associate and/or D. Deen Lancaster, Broker with Deen Lancaster Realty, Inc. does not work solely for the Landlord or the Tenant. Deen Lancaster Realty, Inc. works as a Transaction Broker in this transaction.

As a transaction broker, Deen Lancaster Realty, Inc. and its associates provides to you a limited form of representation that includes the following duties: 1. Dealing honestly and fairly; 2. Accounting for all funds; 3. Using skill, care and diligence in the transaction; 4. Disclosing all know facts that materially affect the value/tenancy of residential real property and are not readily observable to the buyer/tenant; 5. Limited confidentiality, unless waived in writing by a party. This limited confidentiality will prevent disclosure that the landlord may accept a rental price less than the asking or advertised price, that the tenant will pay a price greater than the asking price or advertised price, of the motivation of either party for renting the property, that a Landlord or Tenant will agree to terms other than those offered, or any other information requested by a party to remain confidential; and 6. Any additional duties that are entered into by this or by separate written agreement. Limited representation means that a Tenant or Landlord is not responsible for the acts of the licensee. Additionally, parties are giving up their right to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction / lease agreement by assisting both the Landlord and the Tenant, but a licensee will not work to represent one party.

FCRA SUMMARY OF RIGHTS

A Summary of Your Rights - Under the Fair Credit Reporting Act.

The federal Fair Credit Reporting Act (FCRA) is designed to promote accuracy, fairness, and privacy of information in the files of every "consumer reporting agency" (CRA). Most CRAs are credit bureaus that gather and sell information about you - such as if you pay your bills on time or have filed bankruptcy - to creditors, employers, landlords, and other businesses. You can find the complete text of the FCRA, 15 U.S.C.§§1681-1681u, by visiting www.ftc.gov. The FCRA gives you specific rights, as outlined below. You may have additional rights under state law. You may contact a state or local consumer protection agency or a state attorney general to learn those rights.

You must be told if information in your file has been used against you. Anyone who uses information from a CRA to take action against you - such as denying an application for credit, insurance, or employment - must tell you, and give you the name, address, and phone number or the CRA that provided the consumer report.

You can find out what is in your file. At your request, a CRA must give you the information in your file, and a list of everyone who has requested it recently. There is no charge for the report if a person has taken action against you because of information supplied by the CRA, if you request the report within 60 days of receiving notice of the action. You also are entitled to one free report every twelve months upon request if you certify (1) you are unemployed and plan to seek employment within 60 days, (2) you are on welfare, or (3) your report is inaccurate due to fraud. Otherwise, a CRA may charge you up to eight dollars.

You can dispute inaccurate information with the CRA. If you tell a CRA that your file contains inaccurate information, the CRA must investigate the items (usually within 30 days) by presenting to its information source all relevant evidence you submit, unless your dispute is frivolous. The source must review your evidence and report its findings to the CRA. (The source also must advise national CRAs - to which it has provided the data - of any error.) The CRA must give you a written report of the investigation and a copy of your report if the investigation results in any change. If the CRA's investigation does not resolve the dispute, you may add a brief statement to your file. The CRA must normally include a summary of your statement in the future reports. If an item is deleted or a dispute statement is filed, you may ask that anyone who has recently received your report be notified of the change.

Inaccurate information must be corrected or deleted. A CRA must remove or correct inaccurate or unverified information from its files, usually within 30 days after you dispute it. However, the CRA is not required to remove accurate data from your file unless it is outdated (as described below) or cannot be verified.

PET(S) / SERVICE ANIMALS

There is no FEE for SERVICE ANIMALS. However, documentation that the animal is a Service Animal is required. Registries that we do not accept. SARA (Service Animal Registry of America), USARplus (United Service Animals Registry), Goldstar German Shepherds, SDA (Service Dogs America), Registered Service Dog, SDCA (Service Dog Certification of America, aka Certy My Dog), NSAR (National Service Animal Registry), American Service Dogs, Service Dog ID, Certified Service Dog, National Association of Service Dogs, Service Dog Tags, Free my Paws, and CRTASA USSDR.

Under Federal and State Law, there is no such thing as a registration for service animals. As the FAKE Service Animal Registries continue to surface, so will our list.

Approval of a pet/animal is at the discretion of each Property Owner/Landlord. There is a $500 non-refundable Pet Fee for up to two approved pets. More than 2 pets must be approved by the Owner and additional non-refundable Pet Fee may be required.

There is an additional $25 Non-refundable Pet/Animal Application per pet.

A photo must be submitted of each pet/animal. No exceptions.

Application non-refundable

APPLICANT understands and agrees that multiple applications may be taken by Landlord or Management for the same property and Landlord or Management may approve who they wish even if multiple applicants qualify. APPLICANT represents that all of the statements and representations are true and complete, and hereby, authorizes verification of the above information, references and credit records. APPLICANT understands that an investigative consumer report including information about character, credit history, general reputation, personal characteristics, mode of living, and all public record information including criminal records may be made. APPLICANT agrees that false, misleading or misrepresented information may result in the application being rejected, will void a lease/rental agreement if any and/or be grounds for immediate eviction with loss of all deposits and any other penalties as provided by the lease terms if any. APPLICANT authorizes verification of all information by the Landlord and or Management Company. NON REFUNDABLE APPLICATION FEE--APPLICANT(s) shall pay to Landlord and/or Management company herewith the sum of $50.00 as a NON REFUNDABLE APPLICATION FEE for costs, expenses and fees in processing the application. APPLICANT understands that other applications may be processed and another approved APPLICANT may be chosen. Keys will be furnished only after lease and other rental documents have been properly executed by all parties and only after applicable rent, fees, deposits and security deposits have been paid. This application is preliminary only, in no way implies that a particular rental unit shall be available and in no way obligates Landlord or Management to execute a lease or deliver possession of the proposed premises to the APPLICANT. Landlord or Management may withdraw approval even after approval at any time before a lease agreement is fully executed for any reason.
